You'll work closely with our team to manage guest communications, listings, and operations, leveraging your technical skills and knowledge of the AirBnB platform to drive success. inquiries and messages promptly, ensuring timely and effective communication. + Handle guest bookings, questions, and special requests, providing personalized support and solutions. + Send pre-arrival, check-in, and check-out instructions automatically, ensuring a seamless guest experience. + Handle guest reviews and respond to feedback, addressing concerns and providing resolutions. + Manage any guest issues or complaints during their stay, resolving conflicts and ensuring guest satisfaction. * Listing Management: + Update listing descriptions, photos, and amenities as needed, ensuring accuracy and consistency. + Optimize listing titles, descriptions, and photos for better performance, leveraging tools like Hospitable Dynamic Pricing, Price Labs, and Beyond Pricing. + Monitor and adjust pricing strategies, ensuring competitive rates and maximum occupancy. + Update calendar availability across multiple booking platforms, ensuring seamless integration and synchronization. + Ensure consistency of listings across Airbnb, VRBO, Booking.com, Furnished Finder, and other platforms. * Operations Coordination: + Schedule and coordinate cleaning services between bookings, ensuring timely and efficient service. + Communicate with cleaners and maintenance staff for urgent tasks, resolving issues and ensuring guest satisfaction. + Organize property maintenance and repairs as needed, leveraging tools like Monday to streamline processes. + Track inventory of essential supplies and reorder when necessary, ensuring a well-stocked and efficient operation. * Guest Experience & Automation: + Set up and manage automated messages using Hospitable or other tools, ensuring timely and effective communication. + Prepare welcome guides and house manuals for guests, providing personalized and informative content. + Assist with creating personalized recommendations for local attractions and dining using Google Maps and ScribeHow.com. + Coordinate any concierge services for guests, such as airport pickups and reservations. * Booking Optimization: + Monitor booking performance and suggest improvements, leveraging data and analytics to drive growth. + Research competitors to ensure competitive pricing, identifying opportunities for optimization. + Implement special promotions or discounts to increase bookings, leveraging tools like Hospitable and Price Labs. + Track KPIs like occupancy rates, average daily rate (ADR), and booking lead times, ensuring data-driven decision-making. * Customer Support & Reviews: + Promptly respond to all reviews and guest feedback, addressing concerns and providing resolutions. + Address negative reviews in a professional manner, resolving conflicts and ensuring guest satisfaction. + Request and encourage positive guest reviews, leveraging social media and other channels to promote our properties. * Administrative Tasks: + Create and manage Slack for team communication, ensuring seamless collaboration and information-sharing. + Keep financial records of bookings, expenses, and payments, leveraging tools like Waveapps and Zoho Invoices. + Track incoming payments and overdue balances, ensuring timely and efficient financial management. + Prepare income and occupancy reports, providing data-driven insights and recommendations. + Manage insurance policies and relevant documentation, ensuring compliance and risk management. + Perform light bookkeeping in the free version of Waveapps, leveraging tools like Google Sheets and Google Docs. + Create invoices in Zoho Invoices, ensuring timely and efficient financial management. + Utilize a range of tools, including Slack, Monday, ClickUp, Trello, Notion, ChatGPT, Google Sheets, Google Docs, PriceLabs, Hospitable, Gmail, Canva, Excel, Word, and Go High Level. + Manage social media posting on Instagram, TikTok, and YouTube, promoting our properties and engaging with guests. + Manage email management, ensuring timely and effective communication. * Marketing & Growth: + Assist with social media marketing, posting on Instagram and Facebook to promote our properties and engage with guests. + Coordinate email marketing campaigns to past guests, leveraging data and analytics to drive growth. + Manage partnerships with local businesses, such as cafes and tours, for cross-promotion and collaboration. + Assist in creating direct booking channels and websites, leveraging tools like Hospitable and Price Labs. * Special Projects: + Help create new Airbnb listings by collecting property details, ensuring accuracy and consistency. + Assist with onboarding new properties, ensuring all steps are completed and guests are satisfied. + Conduct market research to identify potential new locations or properties, leveraging data and analytics to drive growth. + Help plan for expansion by researching property acquisition or rental opportunities, ensuring strategic and informed decision-making. * Guest Support During Stay: + Troubleshoot guest issues like internet or appliance problems, liaising with local support to resolve conflicts. + Handle emergency calls or issues, coordinating appropriate on-site help and ensuring guest satisfaction. + Ensure guests have access to self-check-in and offer support if issues arise, providing personalized and timely assistance. **Essential Qualifications** * 2+ years of experience in customer support, hospitality, or a related field. * Strong communication and interpersonal skills, with the ability to effectively communicate with guests, team members, and stakeholders. * Proficiency in the AirBnB platform, with knowledge of listing management, pricing strategies, and guest communication. * Familiarity with free Wave bookkeeping software, with experience in light bookkeeping and financial management. * Ability to work in a fast-paced environment, with a strong attention to detail and ability to multitask. * Strong problem-solving skills, with the ability to resolve conflicts and ensure guest satisfaction. * Proficiency in a range of tools, including Slack, Monday, ClickUp, Trello, Notion, ChatGPT, Google Sheets, Google Docs, PriceLabs, Hospitable, Gmail, Canva, Excel, Word, and Go High Level. * Ability to work independently and as part of a team, with a strong commitment to collaboration and information-sharing.
