As a key member of our support team, you'll be responsible for providing exceptional customer support to our AirBnB clients, while also assisting with listing management, operations coordination, and marketing efforts. and messages promptly, ensuring a positive and personalized experience. + Handle guest bookings, questions, and special requests, providing clear and concise information. + Send pre-arrival, check-in, and check-out instructions automatically, ensuring a seamless guest experience. + Handle guest reviews and respond to feedback, addressing any concerns or issues. + Manage any guest issues or complaints during their stay, providing timely and effective solutions. * **Listing Management** + Update listing descriptions, photos, and amenities as needed, ensuring accuracy and consistency. + Optimize listing titles, descriptions, and photos for better performance, using tools like Hospitable Dynamic Pricing and Price Labs. + Monitor and adjust pricing strategies, ensuring competitive pricing and maximizing revenue. + Update calendar availability across multiple booking platforms, ensuring seamless booking experiences. + Ensure consistency of listings across AirBnB, VRBO, Booking.com, Furnished Finder, and other platforms. * **Operations Coordination** + Schedule and coordinate cleaning services between bookings, ensuring timely and efficient service. + Communicate with cleaners and maintenance staff for urgent tasks, ensuring prompt attention. + Organize property maintenance and repairs as needed, using tools like Monday. + Track inventory of essential supplies and reorder when necessary, ensuring seamless operations. * **Guest Experience & Automation** + Set up and manage automated messages using Hospitable or other tools, ensuring personalized and timely communication. + Prepare welcome guides and house manuals for guests, providing valuable information and insights. + Assist with creating personalized recommendations for local attractions and dining, using Google Maps and ScribeHow.com. + Coordinate any concierge services for guests, such as airport pickups and reservations. * **Booking Optimization** + Monitor booking performance and suggest improvements, using data and analytics to inform decisions. + Research competitors to ensure competitive pricing and maximize revenue. + Implement special promotions or discounts to increase bookings, using tools like PriceLabs. + Track KPIs like occupancy rates, average daily rate (ADR), and booking lead times, ensuring data-driven decision making. * **Customer Support & Reviews** + Promptly respond to all reviews and guest feedback, addressing any concerns or issues. + Address negative reviews in a professional manner, ensuring a positive and respectful tone. + Request and encourage positive guest reviews, using social media and email marketing campaigns. * **Administrative Tasks** + Create and manage Slack channels for team communication, ensuring seamless collaboration. + Keep financial records of bookings, expenses, and payments, using tools like Waveapps. + Track incoming payments and overdue balances, ensuring timely and efficient financial management. + Prepare income and occupancy reports, using data and analytics to inform decisions. + Manage insurance policies and relevant documentation, ensuring compliance and risk management. + Perform light bookkeeping in the free version of Waveapps, ensuring accurate and timely financial management. + Create invoices in Zoho invoices, using data and analytics to inform decisions. + Use a range of tools, including Slack, Monday, ClickUp, Trello, Notion, ChatGPT, Google Sheets, Google Docs, PriceLabs, Hospitable, Gmail, Canva, Excel, Word, and Go High Level, to streamline operations and improve efficiency. + Manage social media posting on Instagram, TikTok, and YouTube, using data and analytics to inform decisions. + Manage email marketing campaigns, using data and analytics to inform decisions. * **Marketing & Growth** + Assist with social media marketing, using data and analytics to inform decisions. + Coordinate email marketing campaigns to past guests, using data and analytics to inform decisions. + Manage partnerships with local businesses, using data and analytics to inform decisions. + Assist in creating direct booking channels and websites, using data and analytics to inform decisions. * **Special Projects** + Help create new Airbnb listings by collecting property details, using data and analytics to inform decisions. + Assist with onboarding new properties, ensuring all steps are completed, using data and analytics to inform decisions. + Conduct market research to identify potential new locations or properties, using data and analytics to inform decisions. + Help plan for expansion by researching property acquisition or rental opportunities, using data and analytics to inform decisions. * **Guest Support During Stay** + Troubleshoot guest issues like internet or appliance problems, liaising with local support to ensure timely and effective solutions. + Handle emergency calls or issues, coordinating appropriate on-site help to ensure guest safety and satisfaction. + Ensure guests have access to self-check-in and offer support if issues arise, using data and analytics to inform decisions. **Essential Qualifications** * 2+ years of experience in customer support or a related field. * Strong communication and interpersonal skills, with the ability to work with diverse stakeholders. * Knowledge of the AirBnB platform and property management
